What to expect from your home inspector

  • An unbiased opinion of the condition of the home. The home inspector typically (and ethically) is inspecting to represent the HOME, not the buyer, seller or real estate professional. The home inspector purely furnishes you with information about the condition of the home, not advice as whether to purchase it.
  • A visual analysis of the condition of the home. Home inspections are not technical in nature. And while "invasive" home inspections exist, the inspections provided by North Metro Home Inspection Services, LLC are not destructive or invasive.
  • An easy-to-read, intuitive report after the inspection documenting existing conditions of the home.

 

 

A home inspector is NOT a(n):

  • Appraiser. Appraisers give an opinion of value.
  • Consultant. Consultants are typically contracted to give an opinion on whether to buy.
  • City official. City Officials give an opinion or interpretation of code enforcement.
  • Engineer. Engineers give a technically exhaustive analysis.
  • Contractor. Contractors can offer cost estimates for repairs or construction and build and repair components of a home.
  • Manufacturer. Manufacturers can often give life expectancy projections and define how a component of a house can be modified.
  • Environmental service professional. Environmental services professionals give opinions on hazardous substances and contaminants.
  • Pest control service professional. These professionals give opinions on the destructive nature of bugs and animals and provide extermination services.

Inspection Agreement

An inspection agreement must be signed before we inspect your home. It is a simple contract that protects your interests as well as defines the scope and liability limitations of your inspection. A sample of this agreements may be viewed here.

Included with our inspection service, we provide you with with a copy of your report emailed to you in PDF format.

What to expect during an inspection

A complete and thorough home inspection takes about 3-4 hours. Your friendly, North Metro Home Inspection Services inspector will give you an inspection report within 24 hours of the inspection, sooner if possible, so long as the integrity of the information is not compromised in an effort to deliver the report quickly. He will also answer any questions you may have about the inspection or the report.
